With a planning limit of 6 storeys the proposed development sought to achieve an extra level through the support of the Design Advisory Panel and JDAP. This support was achieved through the use of quality design, strategic massing and environmental principles. These elements utilise deep breaks within the facade to create seperation while also providing light and ventilation to second bedrooms and communal lobbies.The form of the project seeks to overcome the low wide constraints of the site by breaking up the mass into more elegant vertical elements.

The different facade sections are further differentiated through the use of alternating heavy and light forms, materality and articultaion. Finally, integrated artwork screening, louvres and metalic cladding ties the varying elements together into a united whole.

Vertically, the building is layered into clear layers. The ground floor is open and public being designed to maximise interaction with the public and improve the amenity of the street. Here, feature cladding, bifold doors and landscaping combine to promote activity and life.

The middle layer consists of high end apartmets and the design seeks to project the view towards the river views to the north-west. Finally, the upper floors setback to reduce the impact to the street while also providing large roof terraces appropriate to a penthouse.

The final design was positively recieved by the City of Melville while also resulting in an extra floor for the developer. This result was applauded as a good example of developers and councils working together to proved a positive result for both.
